A Senior Housing Shortage is Coming

The senior housing sector should anticipate an upcoming shift, presenting our EB-5 investors with a secure and stable opportunity.

Based on insights from the NIC MAP Vision Senior Housing Market Outlook Report (2025), the 80+ population is expected to grow rapidly over the next decade, while the supply of senior housing struggles to keep pace. This widening gap is driving an urgent need for new development, positioning senior housing as one of the most attractive real estate asset classes today. With multiple senior housing communities already in our portfolio and two active projects currently underway, we at Christian Tyler Properties are excited about the opportunities this market shift presents for our investors.

As seen in the graph above, current senior housing development is far behind the upcoming demand. By 2030, the projected shortage in senior housing will exceed 500,000 units, leading to an estimated $275 billion supply deficit. At CTP we are proud to announce that our projects all together have an average of around 94% occupancy and with the future shifts of increasing demand we believe this occupancy will also continue to increase.

What Does This Mean For Our EB-5 Investors?

For EB-5 investors or those considering EB-5, this growing demand represents a unique opportunity to invest in a need-driven, high-demand sector. As occupancy rates continue to climb and supply struggles to keep pace, the demand for new development will only intensify.

At Christian Tyler Properties, we are actively developing Elkin Senior Living and The Crossings of Lake Lure, both of which are located in Rural Targeted Employment Areas (TEAs). This designation provides priority processing benefits and a lower minimum investment requirement of USD$800,000. With demand for senior housing expected to grow significantly over the next five years, EB-5 investors are well-positioned to benefit from the stability and long-term potential of this sector.

Availability for our current projects is limited, so if you’re looking to seize this opportunity, now is the time to act!
